1. WHO OPERATES THE HOTEL?
The Waldorf Astoria, which is the luxury brand within the Hilton family of hotels.

2. PROPERTY DETAILS?
The property was completed in 2009 and consists of 105 residences. The residences range from spacious studios to four- bedrooms. 

  • Studios are between 331-375 Square Feet
  • 1 Bedroom residences are between 667 and 877 Square Feet
  • 2 Bedroom residences are between 1,225 and 1,439 Square Feet
  • 3 Bedrooms residences are between 1,585-1,792 Square Feet
  • 4 Bedrooms residences are between 1,979 and 2,010 Square Feet

3. HOW MANY WALDORF ASTORIA RESIDENCES ARE IN THE CURRENT RELEASE?
Ten residences are currently available all come fully furnished. 

4. WHAT IF I AM INTERESTED IN A RESIDENCE THAT HAS NOT YET BEEN RELEASED?
Any interest in residences outside of the current release will be evaluated on a case-by-case basis. 

5. AS AN OWNER, WHAT AMENITIES ARE AVAILABLE TO ME?
All hotel amenities and services including: Waldorf Astoria Spa, Powder restaurant, pool & hot tubs, full time concierge, front desk, room service, valet/bell service, complimentary ski storage, direct ski access via Frostwood Gondola and hiking/biking trails. Access to parking in the underground heated garage. 

6. COSTS OF OWNERSHIP? 

Taxes are approximately 1% of assessed value annually. HOA's are calculated at $18.00 per SQFT annually and cover all utilities including cable, phone & Internet access, complimentary valet & bell service. Includes insurance for the common area and amenities. Owners are responsible for the interior of their residences. 

7. IS THERE A WORKING CAPITAL FUND INCLUDED IN HOA DUES?
Yes. New owners at closing will pay HOA an amount equal to two (2) months of regular HOA Dues for working capital fund to cover initial association expenses and to provide a reserve for future emergency expenses. This payment is in addition to the regular HOA Dues.

8. CAN I RENT MY RESIDENCE TO OFFSET OWNERSHIP COSTS?
Yes. Hilton Hotels operates an optional rental management program, which owners may elect to participate. Participation in management program is not required.

9. CAN OWNERS AND GUESTS HAVE PETS AT WALDORF ASTORIA PARK CITY?
Yes. There are no limits on size or number of dogs, but common sense and responsibility to prevail. Owners’ cats are welcome if not participating in RMA.

10. WHAT DOES THE HOTEL CHARGE OWNERS FOR NIGHTLY MAID SERVICE?
Nightly maid service is based on unit type and starts at $25 dollars a day.

11. IS THERE FINANCING AVAILABLE?
Yes, there is wide range of financing products available. Ask your Realtor for a local lender reference who is familiar with the Waldorf Astoria Park City. 

12. IS THERE A TRANSFER FEE?
The Resort Village Master Association charges 2% transfer fee on all new real estate sales in the Canyons Area. Buyer and Seller will split the fee with each paying 1% at closing.

14. WALDORF ASTORIA PARK CITY OWNERSHIP DISCOUNTS?  Owners receive discounts at PALLETTE (gift shop), POWDER (fine dining) plus discounts at the WALDORF ASTORIA SPA on varies types of treatments depending on the time of year. Ask for more details.
